Security Deposit After Lease Termination in Colorado

Under C.R.S. 38-12-103, the landlord must return the security deposit within 30 days after the tenant vacates, or within 60 days if the written lease specifies the longer period. The landlord must provide an itemized written statement of any deductions. Colorado limits deposits to no more than two months' rent.

Colorado has one of the strongest deposit penalty provisions in the country.
