Tennessee Eviction Notice Overview

Tennessee does not use a 7-day eviction notice. Under the Uniform Residential Landlord and Tenant Act as adopted by Tennessee (TCA 66-28-505), landlords must give a 14-day noticefor non-payment of rent. Tennessee is one of the few southern states with a relatively long notice period. The eviction process is called a 'detainer warrant' and is filed in General Sessions Court.

Tennessee's URLTA (TCA Title 66, Chapter 28) governs residential rentals statewide. Tennessee has 95 counties with General Sessions Courts. Davidson County (Nashville), Shelby County (Memphis), Knox County (Knoxville), and Hamilton County (Chattanooga) handle the highest volumes. Why Tennessee Uses 14 Days, Not 7

TCA 66-28-505(b) requires a 14-day notice for non-payment of rent. For material lease violations, a 14-day notice to cure is also required under TCA 66-28-505(a). Using a 7-day notice would be insufficient in Tennessee.

  • Consequence Statement: That eviction proceedings will be filed if the tenant does not cure or vacate
  • Landlord Information: Name and contact information of the landlord or property manager
