Oregon Eviction Notice Overview

Oregon does not use a 7-day eviction notice. Under ORS 90.394, landlords must give a 10-day notice for non-payment of rent (increased from the previous period by SB 611 in 2023). Oregon has extremely strong tenant protections under the Oregon Residential Landlord and Tenant Act (ORS Chapter 90), including statewide rent control and just-cause eviction requirements.

Oregon was the first state to enact statewide rent control (SB 608 in 2019), limiting annual rent increases to 7% plus CPI for qualifying properties. The 2023 reforms (SB 611) further strengthened tenant protections. Eviction cases are filed in Circuit Court. Oregon has 36 counties. Multnomah County (Portland), Washington County (Beaverton), and Lane County (Eugene) handle the highest volumes. Portland has additional local protections including mandatory relocation assistance.

Why Oregon Uses 10 Days, Not 7

Oregon Requires 10 Days Since 2023 Reforms

Oregon increased the non-payment notice period through SB 611 (2023). Landlords must provide a 10-day notice for non-payment under ORS 90.394. Oregon also has statewide rent control and just-cause eviction requirements. A 7-day notice would be insufficient in Oregon.

Oregon Notice Requirements

  • Property Address: Full address including unit number, city, and zip code
  • Tenant Names: All tenants named on the lease or rental agreement
  • Amount Owed or Violation: Exact dollar amount of rent due, or specific description of the lease violation
  • Correct Notice Period: 10 days for non-payment as required by Oregon law
  • Consequence Statement: That eviction proceedings will be filed if the tenant does not cure or vacate
  • Landlord Information: Name and contact information of the landlord or property manager
